Balcony

Code: Balcony (Building exterior feature)

Description: (Balcony) is an exterior platform attached to or projecting from a building and used as outdoor space. It is part of the building exterior and may include railings, guards, structural supports, and an enclosure.

Practical Meaning: A homeowner should keep a balcony, its railings, and its supports in safe condition and promptly investigate loose railings, cracked concrete, rust, water damage, or falling material. Do not install or enclose a balcony without first checking whether DOB permits, approved plans, landmark rules, or other requirements apply.

Where You May See It: You may see this term in a DOB permit application, approved construction plans, a façade inspection report, DOB NOW: Safety filing, property-condition report, managing-agent email, or contractor proposal. Balconies are treated as façade appurtenances in NYC’s façade inspection rules.

Why It Matters: For buildings higher than six stories, balconies and other exterior-wall appurtenances must be included in the required critical façade examination and filing cycle. Unsafe conditions can require immediate public protection, repair work, DOB filings, and amended reports after repairs are completed.
