Description: A deed is a written legal document that transfers ownership of real property from one person or entity to another. The New York City Bar explains that the person giving the property is the grantor, and the person receiving it is the grantee.

Practical Meaning: In New York, a deed must be in writing, must identify the parties, and must describe the property being transferred. Property can be described by legal description and may also use block and lot information. For NYC homeowners, deeds are commonly searched through ACRIS when checking ownership history, recorded transfers, or property documents.
