Description: (Post Approval Amendment) is a DOB filing used to change an approved application, approved plans, or approved scope of work after DOB approval. It is required for significant and substantive changes to the approved project.
Practical Meaning: If your approved renovation or construction project changes in a major way, ask the project’s PE or RA whether a PAA is needed before the changed work is completed. The PAA updates DOB’s approved job record and may require revised plans, owner signatures, and additional filing fees.
Where You May See It: You may see PAA in DOB NOW: Build, on a revised DOB job filing, in a PE or RA email, on revised approved plans, in DOB objections, or in a contractor request for approval of a project change. DOB NOW: Build allows applicants to file PAAs and related corrections.
Why It Matters: A significant change completed without the required amendment can leave the built work different from DOB-approved plans and permit records. This can delay inspections or final sign-off and may create problems during future work, refinancing, insurance review, or sale of the property. DOB states that correcting an already approved PAA requires a new PAA and a $100 fee.
