Class 3 – Minor (Non‑Hazardous) Violation

Code: Class 3 (Violation seriousness level)

Description: Class 3 is the lowest DOB violation class for minor, non‑hazardous conditions that still break the rules but do not create a serious safety risk. It usually involves maintenance or paperwork issues that must be corrected but are not treated as emergencies.

Practical Meaning: If you receive a Class 3 violation, you should fix the problem as part of regular maintenance and close it out to keep your DOB record clean. Ignoring many small Class 3 issues can still create a negative history that worries lenders, buyers, or inspectors.

Where You May See It: DOB violation notices, BIS and DOB NOW pages, OATH/ECB documents, reports from your architect, engineer, or property manager.

Why It Matters: Class 3 violations may seem small, but open items can slow down closings, refinances, or other approvals if they remain unresolved. Do not confuse this with Class C HPD violations, which are “immediately hazardous” under HPD’s separate system.
