Filing Process

Submit to DOB NOW with sealed plans from a registered design professional (PE/RA), including site plans, demolition sequences, protections for neighbors, and forms like DEP asbestos clearance. DOB reviews for compliance with Building Code Chapter 33 before permitting; costs lien the property if the city steps in.

  • Site plan: Shows property, adjoining buildings (with heights/stories), property lines, addresses, block/lot numbers, fences/gates, safety zone, and encroachments (with adjoining owner permission note).​
  • Building structure details: Sizes/types of main members, lateral system, subgrade spaces, party walls/noggin walls, weakened areas (with assessment statement per BC 3306.7).
  • Protections: Sidewalk sheds, roof/yard protections, horizontal/vertical netting, supported scaffolds (with anchor details), window/equipment protections for adjoining properties.

Technical Reports & Sequences

  • Demolition sequence: Narrative and diagrams showing phases (preparation like glass/fixture removal, utility cutoffs; tier-by-tier removal; stability through all steps per BC 3306.8).
  • Equipment list: For mechanical tools (beyond handheld), include descriptions, positions, load calcs on structure.
